PropFund, LP primarily targets well located, functional Class B and C industrial, office, multifamily, neighborhood retail and residential properties located in Southern California and other western states, including Nevada, Oregon, Arizona, Washington and targeted submarkets in Texas.
We believe there is more upside potential (“Value Add”) in the Class B and C product type as a result of the inherent inefficiencies in this asset class. The Fund looks for mismanaged assets and properties that require capital to upgrade or repositioning (“Value Add” opportunities).
Less competition: PropFund, LP does not compete against institutional buyers that tend to invest in Class A properties. There are two value related markets that the Fund primarily focuses on:
Target Value #1: $1,000,000 – $5,000,000
The field of small real estate operators that have the resources or capital to purchase an asset on an all cash basis and complete the property enhancement is limited. Therefore the field of potential competitors for assets in this value range is limited.
Target Value #2: $5,000,000 – $10,000,000
This range of investment is smaller than most institutional Buyers will buy, but is greater than most small investors can afford. Consequently, this price range is either too high, or too low for the majority of players in the market looking to place capital into commercial real estate assets. The less competition for an asset, the better the opportunity of purchasing it for a price that meets our investment criteria.
